Price each surface the way the community lists it.

Communities write pressure washing into their RFPs as a list of surfaces and how often. You price each surface, then file a photo when you arrive and another when you finish.

Surfaces are how a community writes the job.

Read the list before you drive out. Each surface is its own line, so you price it and report it on its own.

  • Walkways and curbs

Sidewalks, curbs and the paths between buildings.

  • Pool decks

Deck and coping, around furniture that has to move.

  • Breezeways and building faces

By building, so each one can be done or skipped on its own.

  • Entry monuments and trash pads

The small surfaces that are easy to forget in a bid.

A photo when you arrive, a photo when you finish.

Check in with a photo of the surface before you start, then file the completion with a photo of each surface after. The community reads before and after on the visit.

Each invoice line can point at the visit it bills. Your office keeps a list of visits that still owe a photo, and a visit leaves it when you add the photo.

Pricing and planning the wash cycle.

  1. Open an RFP in your area

Read the surfaces and the cycle before you decide whether to price it.

  2. Price each surface

Put the method in your notes: surface cleaner, hot water, reclaim mat. Say whether you capture and haul away wastewater.

  3. Add photos of past work

Proposal Studio takes photos of jobs you have done, so a community sees a clean pool deck before it sees your price.

  4. Plan the cycle

Proposal Studio has a step for planning the visits, so a quarterly wash goes in with its dates.

Paperwork before the first wash.

Communities post wash work with their porter services, so it carries the porter list. A community can cut that list to a W-9 alone. Left alone, it asks for these.

  • General liability

A current certificate. A community can set a minimum limit on it, or add workers’ compensation or commercial auto.

  • Background check

The screening record for anyone on your crew who washes around residents and amenities.

  • W-9 and business license

We read both, and from then on every wash RFP names the community that posted it.

Runoff, stains and wash-only bids.

Can I bid on a wash without the daily cleaning?

Yes. Pressure washing is its own line in an RFP, so it is priced apart from the base price of any other work.

Where does water runoff go in the proposal?

In your notes. A community can write runoff rules into its RFP, and your notes state how you meet them.

How do I show a stained surface the way it was?

The arrival photo is the before. Take it before the wand comes out.
